How do I book a viewing?

Call/WhatsApp +256-200-907-0899 or email sales@assafiyyahrealty.com. Tell us your budget, preferred area, and property type (land, house, apartment).

Do you verify listings?

Yes. We check title status, map access roads, and use a licensed surveyor before money moves.

How is land priced?

Urban plots are priced per decimal; farmland and big parcels are priced per acre.

How big is a “50×100 ft” plot?

About 11.48 decimals (~464.5 m²). Always confirm with the survey map and beacons.

What fees should I expect besides the land price?

Title search, surveyor, legal, registration/transfer fees, and small disbursements (we give you a cost sheet before you commit).

Can I buy Mailo land safely?

Yes – if occupancy is clear and documented. We confirm any occupants, ground rent, and required consents before payment.

Mailo vs Freehold vs Leasehold - what’s the difference?

  • Mailo/Freehold: ownership in perpetuity (subject to laws/occupancy where applicable).
  • Leasehold: fixed term (e.g., 49/99 years) with conditions.
    We’ll advise based on the specific plot and documents.

How do I confirm a title is genuine?

Order an official search at the land office and compare results to the physical title. We handle this for all buyers.

What if the title has a caveat or mortgage?

Pause. We either structure a safe fix in the agreement or advise you to walk away.

Is a condo title required?

For completed blocks, yes (or a documented path to individual titles).

Are off-plan payment plans safe?

They can be – use milestones, escrow/law-firm client account, a long-stop date, and retention for snag fixes.

What’s a fair service charge?

It depends on lifts, generators, staffing and water systems. We benchmark the budget against similar estates.

Can I buy from abroad without traveling?

Yes. We do video viewings, searches and survey checks. You can complete via a Power of Attorney with a local attorney.

How do I protect my money?

Never pay to personal accounts. Use a law-firm client/escrow account with releases tied to documents.

What do you manage?

Apartments, houses and small commercial blocks: tenant placement, leases, rent collection, maintenance, and monthly statements.

How are fees structured?

A monthly management percentage, plus a letting/placement fee when we fill a vacancy. We agree repair approval limits in writing.

How do you handle arrears?

Documented reminders, clear timelines, and escalation steps. You get monthly statements and arrears updates.

Where do deposits go?

Into a regulated client account at a partner law firm or escrow, released only when agreed documents are delivered.

Do you accept cash?

We prefer traceable transfers. If cash is unavoidable, we issue receipts and bank it immediately.

Do I need a survey if I have a title?

Yes. A title confirms the register; a survey confirms the ground—beacons, size, overlaps, and the access road.

Do you help with utilities and fencing?

Yes. We can handle meter changes, basic fencing, and ongoing management if you plan to rent.
