  • Urban/residential plots are shown per decimal (1 acre = 100 decimals). Peri-urban or agricultural land is often quoted per acre.

What drives land prices in Uganda
  1. Road & access: tarmac and wide graded roads cost more than narrow murram lanes.
  2. Utilities: existing power and piped water raise value; borehole or solar lowers cost but adds setup.
  3. Neighborhood & schools: estates with security and nearby schools/hospitals trade at a premium.
  4. Topography: flat or gently sloping land costs more than steep or rocky ground.
