Plot sizes in Uganda are often quoted in decimals. If you are used to acres, hectares, meters or feet, it can get confusing. This guide gives you the exact conversion factors, simple formulas, and ready tables so you can price land correctly and avoid surprises on viewing day.
What is a “decimal” in Uganda?
A decimal is one one-hundredth of an acre.
- 1 decimal = 0.01 acre
- 1 acre = 100 decimals
Because most residential plots are smaller than an acre, sellers use decimals for clarity. Farmland and big parcels are usually quoted in acres or hectares.

How to convert any plot yourself
1. Get the area
- Feet: length × width
- Meters: length × width
2. Convert to decimals
- From feet: divide by 435.6
- From meters: divide by 40.4686
3. Check the title and survey
- Compare your result to the survey map and title. If your on-ground size differs, ask a licensed surveyor to re-open beacons.
4. Price correctly
- If the seller quotes price per decimal, multiply that rate by your decimal figure.
- Add 5–12% to cover search, survey, legal and transfer
Examples you can copy
- 50 × 100 ft
Area = 5,000 ft²
Decimals = 5,000 ÷ 435.6 = 11.48
If price is UGX 30m per decimal, estimate = 11.48 × 30m = UGX 344.4m - 20 × 30 m
Area = 600 m²
Decimals = 600 ÷ 40.4686 = 14.83
At UGX 18m per decimal, estimate = 14.83 × 18m = UGX 266.9m
Mistakes that cost buyers money
- Relying on “50 × 100” without checking the map. Some plots exclude a road reserve or have irregular shapes.
- Confusing net and gross area. Estates sometimes quote gross before road or utility corridors.
- Ignoring slope. A steep site may need retaining walls that affect your total project cost even if the area is correct.
- Skipping beacon checks. Always have a licensed surveyor confirm beacons before payment.
- Pricing with the wrong unit. If the quote is per decimal and you computed per acre, the total will be wrong.
